How We Test for Mold

Professional mold testing using advanced diagnostic tools and accredited laboratory analysis.

Testing Methods

Types of Mold Testing

Air Quality Testing

The most common type of mold testing. Air samples are collected using a calibrated pump that draws air through a collection cassette. Samples are taken from inside your home and outside (as a baseline comparison). The lab analyzes spore types and concentrations. Elevated indoor levels compared to outdoor levels indicate a mold problem.

Surface Sampling

Tape lifts or swab samples collected directly from visible mold or suspected growth areas. Surface sampling identifies the specific mold species present and confirms whether a discoloration is actually mold. Useful when you can see growth but want to know what type it is.

Bulk Sampling

Physical samples of materials (drywall, carpet, insulation) sent to the lab for analysis. Used when materials need to be tested for mold penetration or when determining if materials can be cleaned or must be removed.

ERMI Testing

Environmental Relative Moldiness Index (ERMI) testing uses dust samples to analyze 36 different mold species. It provides a single score comparing your home’s moldiness to a national database. ERMI is sometimes requested for medical or legal purposes.

REAL ESTATE

Real Estate Mold Inspections

Buying or selling a home? Mold testing protects everyone in the transaction.

For Home Buyers

Don’t inherit a mold problem. A pre-purchase mold inspection can reveal hidden issues before you close. If mold is found, you can negotiate repairs, price adjustments, or walk away. We provide fast turnaround to meet your inspection contingency deadlines.

For Home Sellers

A clean mold inspection gives buyers confidence and can speed up your sale. If issues are found, you can address them proactively rather than having them discovered during buyer inspections – which often leads to larger demands.

For Real Estate Agents

We understand the timeline pressures of real estate transactions. We offer priority scheduling for real estate inspections and fast turnaround on reports. Our professional documentation protects you and your clients.

Real Estate Fast-Track

Need results quickly for a closing deadline? We offer expedited testing and reporting for real estate transactions.

Mold Testing vs. Mold Inspection

Understanding the difference helps you get the right service.

Mold Inspection

A visual assessment of your property to look for signs of mold and moisture problems. Includes examining visible areas, checking for water damage, using moisture meters, and identifying conditions that promote mold growth.
Best for: Initial assessment when you suspect a problem but aren’t sure.

Mold Testing

Laboratory analysis of air or surface samples to identify specific mold types and measure spore concentrations. Provides scientific data about what’s present and at what levels.
Best for: Confirming mold presence, identifying types, real estate transactions, post-remediation verification.

Comprehensive Evaluation

A thorough evaluation includes both inspection AND testing – visual assessment combined with laboratory analysis. This is what we recommend for most situations and what we typically provide.
Best for: Complete picture of your home’s mold situation.

FAQ

Mold Testing Questions

Common questions about mold testing and inspection..

Professional mold testing in Hamilton County typically costs $300-$750 depending on the size of your home and number of samples needed. A basic inspection with 2-3 air samples is on the lower end. Comprehensive testing with multiple air and surface samples from different areas costs more. We provide upfront pricing before any work begins.

The on-site inspection and sample collection typically take 1-2 hours for an average home. Lab analysis takes 24-48 hours after samples arrive at the laboratory. So you’ll typically have results within 2-3 days of our visit. Expedited testing is available for real estate transactions.

DIY mold test kits are available at hardware stores, but they have significant limitations. Home kits often produce false positives because mold spores exist naturally in all air. They can’t measure concentration levels or compare indoor vs outdoor readings. They can’t identify all mold types. Professional testing uses calibrated equipment, proper sampling protocols, and accredited laboratory analysis for accurate, actionable results.

If you can clearly see mold, you know you have a problem that needs remediation. However, testing can still be valuable: it identifies the type of mold (some are more hazardous than others), determines if mold has spread to other areas you can’t see, establishes baseline air quality, and provides documentation for insurance claims or real estate transactions.

Standard lab results are typically available within 24-48 hours after samples arrive at the laboratory. Once we receive the results, we prepare your report and schedule a time to review the findings with you. For real estate transactions with tight deadlines, rush processing is available.

Our laboratory analysis identifies all common indoor mold types, including Aspergillus, Penicillium, Cladosporium, Stachybotrys (black mold), Alternaria, and many others. The lab report lists all mold types found and their spore counts, so you know exactly what’s present in your home.

Yes. If testing reveals a mold problem, we offer complete mold remediation services. We follow IICRC S520 standards for professional mold removal, including containment, HEPA filtration, proper removal techniques, and post-remediation verification testing. You can also use our testing results to get quotes from other remediation companies if you prefer.
