Mold Testing & Inspection in Hamilton County
Musty smell in the basement? Dark spots on a bathroom wall? Just moved into a home in Fishers and something doesn’t feel right? You’re not alone — families across Hamilton County call us every week asking the same thing: “Do I have a mold problem?” The honest answer is that you can’t know without professional mold testing.
When Should You Get Mold Testing?
Mold can grow hidden behind walls, under floors, and in HVAC systems. Here’s when professional testing makes sense.

You smell something musty, but can’t see any visible mold. Hidden mold behind walls or under flooring often produces odors before it becomes visible.

You’ve had flooding, a leak, or water damage. Mold can grow within 24-48 hours of water exposure, often in hidden areas.

Real estate transactions often require or benefit from mold inspection. Protect your investment with professional testing before closing.

Unexplained allergies, respiratory issues, or symptoms that improve when away from home. Mold exposure can cause health problems for sensitive individuals.

After mold removal, clearance testing verifies that the remediation was successful and that your home is safe. Required for proper documentation.

You can see mold, but want to identify the type and check if it has spread. Testing determines the extent and helps plan proper remediation.

How We Test for Mold
Professional mold testing using advanced diagnostic tools and accredited laboratory analysis.
Visual Inspection
Thorough examination of your property for visible mold, water stains, and moisture issues. We use infrared cameras to detect hidden moisture behind walls and under floors.
Using professional moisture meters and thermal imaging, we identify all areas with elevated moisture levels – the conditions mold needs to grow.
We collect air samples from inside your home and outside (for comparison). This measures airborne mold spore concentrations and identifies mold types present.
When needed, we collect surface samples using tape lifts or swabs from suspected mold growth areas to identify specific mold species.
All samples are sent to an accredited laboratory for analysis. Results identify mold types, spore counts, and concentration levels.
You receive a comprehensive report with findings, lab results, photos, and recommendations. We review the results with you and answer all questions.
Types of Mold Testing
Air Quality Testing
The most common type of mold testing. Air samples are collected using a calibrated pump that draws air through a collection cassette. Samples are taken from inside your home and outside (as a baseline comparison). The lab analyzes spore types and concentrations. Elevated indoor levels compared to outdoor levels indicate a mold problem.
Surface Sampling
Tape lifts or swab samples collected directly from visible mold or suspected growth areas. Surface sampling identifies the specific mold species present and confirms whether a discoloration is actually mold. Useful when you can see growth but want to know what type it is.
Bulk Sampling
Physical samples of materials (drywall, carpet, insulation) sent to the lab for analysis. Used when materials need to be tested for mold penetration or when determining if materials can be cleaned or must be removed.
ERMI Testing
Environmental Relative Moldiness Index (ERMI) testing uses dust samples to analyze 36 different mold species. It provides a single score comparing your home’s moldiness to a national database. ERMI is sometimes requested for medical or legal purposes.
Equipment We Use
Lab Partnership
All samples are analyzed by an AIHA-accredited laboratory using standardized methods. You receive official lab reports with your results.
What Happens After Testing

If No Mold is Found
Peace of mind that your home is mold-free. You’ll receive documentation that can be used for real estate transactions, insurance purposes, or simply for your records. We may still recommend addressing any moisture issues found during inspection to prevent future problems.

We’ll explain exactly what was found, where it is, and the severity. You’ll receive a detailed remediation plan with scope and recommendations. We can handle the remediation or you can use another contractor – either way, you’ll have the information needed to address the problem properly.
Real Estate Mold Inspections
Buying or selling a home? Mold testing protects everyone in the transaction.
For Home Buyers
Don’t inherit a mold problem. A pre-purchase mold inspection can reveal hidden issues before you close. If mold is found, you can negotiate repairs, price adjustments, or walk away. We provide fast turnaround to meet your inspection contingency deadlines.
For Home Sellers
A clean mold inspection gives buyers confidence and can speed up your sale. If issues are found, you can address them proactively rather than having them discovered during buyer inspections – which often leads to larger demands.
For Real Estate Agents
We understand the timeline pressures of real estate transactions. We offer priority scheduling for real estate inspections and fast turnaround on reports. Our professional documentation protects you and your clients.
Mold Testing vs. Mold Inspection
Understanding the difference helps you get the right service.
Mold Inspection
A visual assessment of your property to look for signs of mold and moisture problems. Includes examining visible areas, checking for water damage, using moisture meters, and identifying conditions that promote mold growth.
Best for: Initial assessment when you suspect a problem but aren’t sure.
Mold Testing
Laboratory analysis of air or surface samples to identify specific mold types and measure spore concentrations. Provides scientific data about what’s present and at what levels.
Best for: Confirming mold presence, identifying types, real estate transactions, post-remediation verification.
Comprehensive Evaluation
A thorough evaluation includes both inspection AND testing – visual assessment combined with laboratory analysis. This is what we recommend for most situations and what we typically provide.
Best for: Complete picture of your home’s mold situation.
