Black Mold (Stachybotrys)

Mold remediation costs depend on the extent of mold growth, location, and complexity of removal. Small, contained areas may cost $500-$1,500. Larger projects involving multiple rooms, crawl spaces, or extensive contamination typically range from $2,000-$6,000 or more. We provide free inspections and detailed estimates before any work begins, so you know exactly what to expect.

Black mold (Stachybotrys chartarum) can produce mycotoxins that may cause health issues, particularly for those with respiratory conditions, allergies, or compromised immune systems. Symptoms can include coughing, sneezing, skin irritation, and headaches. However, all mold should be treated seriously and removed properly – the color alone doesn’t determine toxicity. Professional testing can identify the specific mold types present.

Coverage depends on what caused the mold. If mold resulted from a “covered peril” like a burst pipe, appliance failure, or storm damage, your insurance may cover remediation. However, mold caused by ongoing maintenance issues, chronic humidity, or neglected leaks is typically excluded. Some policies have mold coverage limits or require separate riders. We can help document the damage and work with your insurance adjuster.

Most residential mold remediation projects take 1-5 days depending on the extent of contamination. A small, contained bathroom mold issue might be completed in one day. Larger projects involving basements, crawl spaces, or multiple areas typically take 3-5 days. Very extensive contamination may require longer. We’ll provide a realistic timeline during your free inspection.

Properly performed remediation removes the existing mold AND addresses the moisture source that caused it. If the underlying moisture problem is fixed – whether that’s repairing a leak, improving ventilation, or installing a dehumidifier – mold should not return to remediated areas. We always identify and help you address the root cause to prevent recurrence.

Small areas of mold (less than 10 square feet) on hard surfaces can sometimes be cleaned with proper precautions – N95 mask, gloves, good ventilation. However, larger areas, mold on porous materials (drywall, carpet, insulation), hidden mold, or any mold in HVAC systems requires professional remediation. Improper removal can spread spores throughout your home and make the problem worse.

If you can clearly see mold, testing isn’t always necessary before remediation – we know mold is present and needs to be removed. However, testing is valuable when you want to identify the specific mold type, check if mold has spread to other areas, document the problem for insurance or real estate purposes, or verify successful remediation afterward (clearance testing).

Don’t disturb the mold – avoid touching, scrubbing, or spraying it, as this can release spores. Don’t run fans or your HVAC system if mold is in or near ductwork. If possible, keep the affected area closed off from the rest of your home. Document the damage with photos for insurance purposes. Most importantly, address any ongoing water intrusion if you can safely do so.
